BIDDING PROCEDURE:

 

                All bids must be submitted in writing in a sealed envelope and given or mailed to the City Clerk of the City of West Frankfort, Illinois, 605 W. Main Street, West Frankfort, IL  62896.  All bids must be received by the City Clerk by 4:30 p.m. on June 9, 2020 to be opened at the regularly scheduled meeting on June 9, 2020.

 

                A check payable to the City of West Frankfort representing 10% of the bid must be submitted with each bid.  The balance shall be paid by cashier’s check or money order and is due at closing which will be within thirty (30) days of the approval of the bid by the City Council.  The deed will be provided by the City and the successful bidder will pay the customary portion of Buyer’s closing costs and all costs for the title commitment and title insurance policy, if desired.

 

NOTICE TO BIDDERS:

 

                The City makes no representations or warranties as to the condition or state of the title.  The City encourages all prospective bidders to secure a commitment on the title insurance policy to the parcel they are interested in.  The interest of the City in the properties is being sold in “AS IS” condition by a quit claim deed with no warranties, guarantees or representations.

 

                All property buyers will be responsible for 2019 real estate taxes due in 2020.

 

                The bid may be awarded to the highest bidder whose bid is found to be in the best interests of the City.  The City Council reserves the right to reject any and all bids and to waive any informalities or irregularities in the bidding.  The City Council will make the final decision at a regularly scheduled meeting.
